ABOUT
Sobha Realty is a Dubai-headquartered property developer and the UAE business of Sobha Group, which PNC Menon founded in Oman in 1976 as an interior decoration firm. The group says its Dubai expansion began in 2003, and Ravi Menon now chairs Sobha Group. Its best-known address is Sobha Hartland, a mixed-use community in Mohammed Bin Rashid City launched in 2012.
What sets Sobha apart is backward integration. According to the developer, design, architecture, engineering, construction, façade and glazing works, joinery, furniture, interiors and quality control are handled in-house rather than by outside contractors. That gives the company more control over specification, but buyers should still judge each project on its own contract, payment plan and handover date.
Sobha lists 12 communities in Dubai, including Sobha Hartland II, Sobha One, Sobha Reserve, Sobha Elwood, Sobha Central, Sobha Sanctuary, Verde by Sobha, Sobha Solis and Sobha Orbis in Motor City, and Sobha SeaHaven at Dubai Harbour. It also builds in Umm Al Quwain and Abu Dhabi. The company reported AED 30 billion in sales for 2025, up 30% on 2024, and says it plans to hand over 6,819 units in Dubai during 2026. Ahyan Real Estate can share current availability and unit-level terms for Sobha projects on request.
USEFUL INFORMATION
Sobha Realty is the UAE property business of Sobha Group. The group traces its origins to 1976, when PNC Menon set up an interior decoration company in Oman. It later moved into property development in India, where Sobha Limited was founded in Bengaluru in 1995 and is listed on India's BSE and NSE exchanges, and expanded into Dubai in 2003, according to the developer.
In Dubai, Sobha is best known for master-planned communities such as Sobha Hartland and Sobha Hartland II in Mohammed Bin Rashid City. Ravi Menon is Chairman of Sobha Group and Francis Alfred is Managing Director of Sobha Realty. The company is privately owned.

Sobha's Dubai projects fall into three broad groups. Master-planned communities such as Sobha Hartland, Sobha Hartland II, Sobha Central and Sobha Sanctuary combine apartments, villas, landscaping and community facilities on one site. Villa communities such as Sobha Reserve and Sobha Elwood focus on detached family homes. Standalone or smaller tower projects, including Verde by Sobha, The S and Sobha SeaHaven, sit within established districts. Outside Dubai, the developer is building Sobha City in Abu Dhabi and Downtown UAQ and Sobha Siniya Island in Umm Al Quwain.
The developer lists the following Dubai communities. Status varies by phase: some buildings are complete, others are under construction or newly launched.
Sobha Hartland, MBR City: apartments (including Creek Vistas, The Crest, One Park Avenue and Waves) and villas (Gardenia Villas, Forest Villas, Garden Houses)

According to the developer, Sobha Hartland, Sobha Hartland II, Sobha Reserve, Sobha One and Verde by Sobha are among the projects scheduled for handover in 2026.
Buyers usually look at Sobha for its build quality and its in-house delivery model, which gives the developer direct control over finishes, joinery and façades. The large 2026 handover programme also means more completed stock is entering the resale and rental markets in communities such as Sobha Hartland.
Points to check before committing:
Price against the area: compare the asking price per square foot with recent transactions in the same community, using Dubai Land Department and market data.
Handover date: read the anticipated completion date and any grace period in the Sale and Purchase Agreement (SPA).
Payment plan: confirm how much is due during construction and how much at or after handover.
Service charges: ask for the current or estimated service charge per square foot, approved through RERA.
Escrow and registration: make sure payments go to the project escrow account and that the unit is registered on Oqood.
Ahyan Real Estate can prepare a comparison of available Sobha units against nearby alternatives.
Sobha's model rests on manufacturing and building much of its own work. The developer describes these in-house capabilities:
Factories: Sobha Interiors and Furnishing, Sobha Glazing and Metal Works and Sobha Concrete Products, set up in Bengaluru in the early 2000s
Dubai operations: manufacturing facilities plus in-house architects, engineers and designers
Design and engineering: architecture, mechanical, electrical and plumbing teams within the company
Certifications: the developer reports that Sobha One received Singapore's Green Mark Platinum Super Low Energy certification, and that the company scored 97 with a 4-star rating in GRESB 2025
Certifications apply to specific buildings or assessments, so check which ones relate to the unit you are considering.
Sobha's UAE pipeline now extends beyond Dubai:
Sobha City, Abu Dhabi: River Cove Residences apartments and The Orchard and The Terraces villas
Downtown UAQ, Umm Al Quwain: Sobha Aquamont apartments
Sobha Siniya Island, Umm Al Quwain: beach and marina apartments plus villa clusters
India: residential and commercial projects through Sobha Limited
New markets: the developer has announced offices and land acquisitions in Texas, United States, and in Queensland and Sydney, Australia
According to Sobha, Downtown UAQ and Sobha Siniya Island together accounted for AED 8 billion of its 2025 sales.
