ABOUT

Dubai South Guide

Dubai South is a master-planned city of about 145 sq km in southern Dubai, built around Al Maktoum International Airport (DWC) and next to Expo City Dubai. Developed by Dubai South, it combines a free zone and aviation and logistics districts with freehold residential neighbourhoods such as The Residential District, South Bay, The Pulse and Emaar South by Emaar Properties.

Housing demand in the area rests on the long-term expansion of Al Maktoum International Airport and the growing employment corridor around Expo City and Jebel Ali. Buyers can choose between ready apartments and townhouses in established pockets and off-plan villas, townhouses and golf-side apartments scheduled through 2029 and 2030.

USEFUL INFORMATION

Things You Should Know

Dubai South was launched by the Government of Dubai as an integrated urban and economic city centred on Al Maktoum International Airport. In April 2024, Dubai approved an AED 128 billion passenger terminal expansion at DWC, designed for up to 260 million passengers a year across five parallel runways and 400 aircraft gates at full build-out, with the first phase targeted within 10 years.

The masterplan is divided into eight districts covering residential living, aviation, logistics, exhibition (Expo City Dubai), commercial offices, golf (Emaar South), business park and humanitarian operations. According to Dubai South, the Residential District already houses more than 25,000 residents, while newer phases around South Bay and Emaar South continue to expand.

Daily life in Dubai South is suburban and lower in density than central Dubai. Residential clusters are planned around landscaped parks, walking and cycling tracks, community pools and neighbourhood retail plazas rather than dense high-rise blocks.

In South Bay and The Pulse Beachfront, homes sit around recreational lagoons and sandy beaches, while Emaar South centres on an 18-hole championship golf course and clubhouse. Next door, Expo City Dubai hosts exhibitions, cultural events, parks and dining throughout the year.

  • Golf: 18-hole championship golf course, clubhouse and driving range at Emaar South

  • Lagoons and parks: 1 km recreational lagoon at South Bay, beach-style pool at The Pulse Beachfront and landscaped neighbourhood parks

  • Schools: GEMS Founders School Dubai South and nurseries within the Residential District, plus Greenfield International School in nearby Dubai Investment Park

  • Retail: hypermarkets, supermarkets, pharmacies and cafés across the Residential District and Emaar South, with South Bay Mall (200,000 sq ft) planned

  • Healthcare: community clinics and pharmacies on site, with NMC Royal Hospital in nearby Dubai Investment Park

  • Expo City Dubai: event venues, parks, museums and dining right beside the community

Dubai South attracts aviation and logistics professionals working at DWC, Jebel Ali Free Zone and Expo City, alongside families looking for a townhouse or villa at a lower entry price than central Dubai. The Residential District and The Pulse have an active year-round resident base, while newer lagoon and golf phases are still under construction.

Because the masterplan covers 145 sq km, each sub-community has its own character and timeline. Buyers should check which facilities are already open in their specific cluster versus those scheduled for future phases.

  • Roads: direct access to Sheikh Mohammed Bin Zayed Road (E311), Emirates Road (E611) and Sheikh Zayed Road (E11)

  • Al Maktoum International Airport (DWC): about 5 to 10 minutes by car

  • Expo City Dubai: about 10 to 15 minutes by car

  • Jebel Ali Port and Free Zone: about 15 to 20 minutes by car

  • Dubai Marina and Palm Jumeirah: about 25 to 30 minutes by car

  • Downtown Dubai and Business Bay: about 35 to 40 minutes by car

  • Public transport: the Expo 2020 Metro station on the Red Line serves neighbouring Expo City Dubai, linked to the Residential District by RTA feeder buses

Dubai South is a designated freehold area for all nationalities, offering a mix of apartments, townhouses and standalone villas:

  • The Residential District and The Pulse: studios, one- to three-bedroom apartments and two- to four-bedroom townhouses

  • South Bay: three- to four-bedroom townhouses, four- to five-bedroom semi-detached villas and five- to seven-bedroom waterfront mansions around the lagoon

  • Emaar South: one- to three-bedroom golf-facing apartments, including Golf Trails by Emaar and Golf Vale, alongside three- to four-bedroom townhouses and standalone golf villas

According to listing data for September 2026, asking prices in Dubai South averaged about AED 1,465 per sq ft (+1.8% year-on-year), with the Residential District averaging around AED 1,316 per sq ft and Emaar South around AED 1,555 per sq ft. Emaar lists new apartments at Emaar South from about AED 1.06 million.

On the rental side, listing data for August 2026 placed average asking rents at about AED 76 per sq ft a year (+5% year-on-year), giving indicative gross yields of roughly 5.4% to 6.0% on apartments and about 4.5% to 4.9% on villas before service charges and expenses. Dubai South offers lower entry prices per sq ft than central Dubai and sits beside the AED 128 billion Al Maktoum International Airport expansion and Expo City Dubai. That infrastructure pipeline supports long-term housing and rental demand from aviation, logistics and corporate staff.

The main trade-offs are the long delivery horizon of the airport transition (with the first phase targeted over about 10 years), ongoing off-plan supply and longer drive times to Downtown Dubai and DIFC. Properties valued at AED 2 million or more can support a Golden Visa application, subject to DLD conditions, and buyers using finance can consult our mortgage guide for expats.
