ABOUT
Dubai Hills Estate is a master-planned community of about 2,700 acres (roughly 11 sq km) developed by Emaar Properties and Meraas, set around an 18-hole championship golf course off Al Khail Road. It mixes villas, townhouses and apartments with large parks, cycling tracks, Dubai Hills Mall and a private hospital.
Its central position between Downtown Dubai and Dubai Marina, along with schools and healthcare inside or beside the community, makes it one of the most popular choices for families buying in Dubai.

USEFUL INFORMATION
Dubai Hills Estate is a joint venture between Emaar Properties and Meraas, covering about 2,700 acres along Al Khail Road and Umm Suqeim Road. The 18-hole Dubai Hills Golf Club forms its green spine, with residential neighbourhoods arranged around the course and Dubai Hills Park.
Sub-communities include villa areas such as Parkway Vistas, Golf Place and Dubai Hills Grove, townhouse clusters such as Maple and Sidra, and apartment buildings around the park, the mall and the golf course. Emaar continues to launch new apartment and villa phases.
Daily life revolves around green space. Residents use the cycling and jogging tracks, Dubai Hills Park with its play areas and skate park, and the golf club and its restaurants.
Dubai Hills Mall covers most shopping, dining and entertainment needs, so many families rarely have to leave the community during the week. The pace is calmer than in high-rise districts, yet Downtown Dubai is a short drive away.
Dubai Hills Golf Club: 18-hole championship course with a clubhouse and driving range
Dubai Hills Mall: large shopping centre with retail, dining, a cinema and family entertainment
Dubai Hills Park: central park with play areas, a skate park, sports courts and lawns
Healthcare: King's College Hospital London Dubai is located in the community
Schools: GEMS Wellington Academy Al Khail and GEMS International School Al Khail are on the community's edge
Everyday retail: supermarkets and neighbourhood shops across the clusters
Dubai Hills Estate attracts families, professionals and long-term owner-occupiers who want space, greenery and good schools close to the city. Villa and townhouse areas feel suburban and quiet, while the apartment district near the mall and park is busier and suits couples and young professionals.
Having a hospital, schools and a major mall within or beside the community is a practical advantage that many newer suburbs cannot yet offer.
Roads: Al Khail Road (E44) and Umm Suqeim Road (D63) run alongside the community
Downtown Dubai and DIFC: about 15 to 20 minutes by car
Mall of the Emirates: about 10 to 15 minutes by car
Dubai Marina: about 20 minutes by car
Dubai International Airport (DXB): about 20 to 25 minutes by car
Al Maktoum International Airport (DWC): about 35 to 40 minutes by car
There is no metro station inside the community, so most residents drive or use taxis.
Villas: four- to seven-bedroom homes in areas such as Parkway Vistas, Golf Place and Dubai Hills Grove
Townhouses: three- and four-bedroom homes in clusters such as Maple and Sidra
Apartments: studios to four-bedroom apartments around Dubai Hills Park, the mall and the golf course
Off-plan: new Emaar apartment and villa phases released in stages
All property in Dubai Hills Estate is freehold and open to foreign buyers.
Dubai Hills Estate covers a very wide price range, from apartments near the park to golf-course mansions. Apartments are the entry point, townhouses sit in the middle, and villas facing the golf course or in Parkway Vistas and Golf Place command the highest prices.
Because prices and rents differ so much between clusters and buildings, compare recent transactions in the exact sub-community you are considering. Budget for the 4% DLD fee and service charges. Ahyan Real Estate can share current sale and rental data by cluster.
The community's strengths are its central location, an established developer partnership, and amenities that are already built: the golf course, mall, park, hospital and schools. These support steady demand from families who want to rent or buy.
The points to watch are entry prices, which are higher than in newer suburbs, and the volume of new off-plan supply still being released. Homes priced at AED 2 million or more can support a Golden Visa application, and buyers using finance can read our mortgage guide for expats.
