ABOUT

The Valley Guide

The Valley is a suburban master community by Emaar Properties on Dubai–Al Ain Road (E66), launched in November 2019 as a townhouse-led alternative to city living. It sits about 25 minutes by car from Downtown Dubai and Dubai International Airport, beyond the Dubai Outlet Mall and The Sevens Stadium.

The community is planned around green spaces, a Town Centre, Golden Beach, a Sports Village and Kids' Dale, with clusters such as Eden, Talia, Orania, Nara, Farm Gardens, Rivana, Avena, Elva and Alva. Homes are mainly three- to five-bedroom townhouses and villas, with the first clusters already handed over and newer phases scheduled for delivery through 2030.

USEFUL INFORMATION

Things You Should Know

Emaar announced The Valley in November 2019, with Eden as the first cluster of three- and four-bedroom townhouses. Since then the masterplan has grown cluster by cluster, and Bayut reports that a second phase alone spans about 200 hectares with more than 4,500 homes.

The Valley is a freehold community open to buyers of all nationalities. It is positioned for families who want a townhouse or villa with a garden at a lower entry price than established communities closer to the city.

Daily life in The Valley is quiet and outdoors-focused, built around parks, cycling routes and community pools rather than high-rise living. Most residents drive to work in Downtown Dubai, Business Bay or Dubai Silicon Oasis.

The community suits families, first-time villa buyers and investors who value space and greenery over walkable city amenities. Because it is still growing, some retail and services are planned rather than open, so buyers should check what is operating near their chosen cluster.

  • Town Centre: the community's planned retail and dining hub

  • Golden Beach: a man-made beach and lagoon-style leisure area

  • Sports Village: jogging tracks, cycle paths, an outdoor gym and multi-purpose courts

  • Kids' Dale and The Pavilion: play areas, a maze, an observation tower and a zen garden

  • Phase Two facilities: padel and tennis courts, a skatepark, a pump track, a flower farm, a dog park and an amphitheatre, according to Bayut

The Valley attracts young families and upgraders moving from apartments to their first townhouse, as well as investors buying off-plan Emaar homes on extended payment plans. Neighbouring communities include DAMAC Hills 2 and the wider Dubailand corridor.

Maple Bear Nursery operates within the community, while GEMS FirstPoint School and Repton School are about 20 minutes away, according to Bayut. The nearest clinics and supermarkets, including Carrefour in DAMAC Hills 2, are a short drive away.

  • Main road: direct access from Dubai–Al Ain Road (E66), with links to Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611)

  • The Sevens Stadium: about 5 minutes by car

  • Carrefour, DAMAC Hills 2: about 10 minutes by car

  • Dubai Outlet Mall: about 17 minutes by car

  • GEMS FirstPoint School and Repton School: about 20 minutes by car

  • Downtown Dubai: about 25 minutes by car

  • Dubai International Airport (DXB): about 25 minutes by car

  • Public transport: no metro link, so residents rely on cars

Based on DLD data reported by Bayut, 1,187 villas and townhouses changed hands in The Valley over the past 12 months at an average of about AED 4.24 million, down about 10% year on year. Average transaction prices were around AED 3.02 million for three-bedroom homes, AED 4.87 million for four-bedroom homes and AED 9.35 million for five-bedroom villas.

New launches such as Alva start from about AED 4.4 million for townhouses. Speak with Ahyan Real Estate to compare off-plan prices with resale homes in the earlier clusters.

The Valley's investment case rests on Emaar's delivery record, entry prices below established villa communities and long off-plan payment plans that spread the outlay to handover. Bayut estimates an average ROI of about 5.1% for the community.

The main checks for buyers are the distance from central Dubai, the pace at which the Town Centre and other facilities open, and recent price softening in the resale market. Purchases of AED 2 million or more can support a Golden Visa application, subject to official conditions.
