Spread across about 49 million sq ft according to DAMAC, it is planned around crystal lagoons, white-sand beaches and Mediterranean-themed clusters named after destinations such as Santorini, Costa Brava, Portofino, Nice, Venice and Malta.

DAMAC lists 8,883 villas and townhouses and 4,800 apartments across the masterplan. Homes range from studios and one-bedroom apartments in the Lagoon Views and Sorrento buildings to three- to seven-bedroom townhouses and villas, with early clusters already handed over and newer phases scheduled for delivery through to 2030.

USEFUL INFORMATION

Things You Should Know

DAMAC Lagoons sits in Dubailand between Sheikh Mohammed Bin Zayed Road (E311), Al Khail Road (E44) and Emirates Road (E611), with its main access from Hessa Street. The community is freehold and open to buyers of all nationalities.

Each cluster takes its architecture and landscaping from a Mediterranean destination, and the clusters are linked by lagoons, beaches and landscaped walkways. Delivery is phased: Bayut lists handovers from Q2 2025 for Portofino through to 2030 for the newest apartment buildings.

Life in DAMAC Lagoons is built around water. Residents have swimmable crystal lagoons, sandy beaches and waterfront leisure areas within walking distance of home, giving a resort feel in a suburban setting.

The community suits families who want a villa or townhouse with outdoor space, as well as first-time buyers and investors looking at the newer apartment buildings. It is quieter than central Dubai, and most residents rely on a car for daily trips.

  • Lagoons and beaches: crystal lagoons, white-sand beaches, a wave pool and a waterfall, according to DAMAC

  • Entertainment: a floating amphitheatre and floating cinema, plus watersports zones

  • Community facilities: clubhouse, restaurants and cafés, retail promenade and community mall

  • Sports and play: skate parks, BMX trails, sports courts and children's play areas

  • Pets and green space: pet park, landscaped gardens and wide walking paths

DAMAC Lagoons attracts young families, professionals working along the Al Khail Road and Sheikh Mohammed Bin Zayed Road corridors, and investors buying off-plan villas, townhouses and apartments. Neighbouring DAMAC Hills adds an established golf community, schools and retail within a short drive.

Schools within roughly 5 to 21 minutes include Jebel Ali School, Fairgreen International School and Safa Community School, and Mediclinic Parkview Hospital is among the healthcare options within about 9 to 19 minutes, according to Bayut.
