ABOUT

Um Fanain Guide

Um Fanain is an inland area of Sharjah beside Sheikh Mohammed Bin Zayed Road (E311), between Sharjah’s university and airport districts and the desert edge of the emirate. It is best known to property buyers as the location of Azizi Florence, a large off-plan masterplan of apartments, townhouses and villas by Azizi Developments.

Because most of the planned community has not been built yet, Um Fanain should be judged on the masterplan, the road network and the delivery schedule rather than on an established neighbourhood. Buyers looking at Um Fanain properties for sale should compare the cluster, plot position, payment terms and handover date of the exact home they are considering.

This Um Fanain area guide covers location, planned amenities, transport, property types and practical buying checks. Speak with Ahyan Real Estate for current availability, floor plans and a dated price for a specific unit.

USEFUL INFORMATION

Things You Should Know

Um Fanain lies in Sharjah with direct frontage on Sheikh Mohammed Bin Zayed Road (E311). Azizi Developments describes Azizi Florence, its project here, as a 30 million sq ft masterplan with around 10,700 homes across six residential clusters. Industry reporting has described it as Azizi’s first project in Sharjah.

The developer’s published mix is approximately 3,500 apartments, 6,070 G+1 townhouses and 1,132 G+2 villas. These are planned figures for a long-term development, so buyers should treat them as the masterplan intention and check the phase, cluster and delivery date of any individual home.

Um Fanain is a different proposition from central Sharjah districts or Dubai suburbs. It suits buyers who are comfortable with an off-plan purchase and a multi-year build, in exchange for a newer community planned from the ground up.

The lifestyle planned for Um Fanain is centred on low-rise family living. Azizi Florence’s masterplan places townhouses and villas around landscaped open space, shaded walkways and clubhouses, with a central park as the main green focus.

The developer describes around 60 km of pedestrian sikkas, more than 160,000 trees, 12 clubhouses and 18 swimming pools across the community. These features are designed to keep everyday activity close to home, with walking and cycling routes linking the clusters.

Until the community and its retail areas are delivered, early residents should expect to drive for most shopping, schooling and leisure needs. Check which facilities are scheduled to open with the phase you’re buying into.

The main Um Fanain amenities are planned within the Azizi Florence masterplan. The figures below are developer-published plans, not completed facilities, and timings can differ between phases.

Planned

Ask for the phasing schedule before relying on any facility as a reason to buy a specific home.

The Um Fanain community is being planned as six residential clusters, each mixing homes with green space and shared facilities. Townhouses and villas make up most of the homes, which gives the masterplan a lower density than an apartment-led district.

The developer’s plan combines private gardens with shared clubhouses, pools and pedestrian sikkas, so residents can use communal facilities without leaving their cluster. Industry sources also place the area close to Sharjah Sustainable City.

As with any new masterplan, the character of each cluster will become clearer as homes are handed over and occupied. Visit the site and ask which clusters are scheduled first if being near completed facilities matters to you.

Um Fanain connectivity relies mainly on the road network. Sheikh Mohammed Bin Zayed Road (E311) runs alongside the area, linking it towards Dubai to the south and the northern emirates to the north.

Starting prices apply to selected units and can change with availability. Because there are no completed homes to rent yet, rental figures for Um Fanain are estimates at best. Request a dated quotation for the exact unit and compare it with completed Sharjah and Dubai communities.

Um Fanain investment potential rests on future delivery: the size of the masterplan, its frontage on the E311 and the planned park, mall, school and hotel. None of these alone guarantees a return.

Foreign ownership in Sharjah is governed by Sharjah Law No. 2 of 2022, which limits non-GCC ownership to approved development areas and projects. Confirm the ownership terms that apply to your nationality and unit, and how the sale will be registered, before paying a deposit.

Check the payment plan against your cash flow, the handover clause in the sale agreement and the service charges once the community is running. Then compare Um Fanain with completed communities. Contact Ahyan Real Estate for a side-by-side shortlist.
