Grand Polo Club & Resort

Grand Polo Club & Resort sits in Dubai Investment Park 2, near the junction of Expo Road (E77) and Emirates Road (E611), next to Emaar's The Oasis. Emaar announced the project in April 2025 as a large villa community centred on equestrian sport.

The masterplan covers about 5.54 million sq m, with roughly 1.59 million sq m set aside as open space. Homes are arranged in around 22 clusters, released in phases such as Selvara, Chevalia Fields, Chevalia Estate, Equiterra and Montura. Most released phases are due for handover in 2029.

Life here is built around space and outdoor activity. The plan includes walking, cycling and riding trails, open meadows, community clubhouses and a community pool with a sandy beach area.

The equestrian centre gives the community its character, but residents do not need to ride to enjoy it. Most of the area is designed as a quiet family neighbourhood of villas and townhouses, away from the busier parts of the city.

The planned 'Green Core' is the community's centrepiece. Published plans describe:

• Three polo fields and stables for around 180 horses

• A riding school with dressage and show-jumping arenas

• A clubhouse of about 5,600 sq m with a rooftop infinity pool and dining

• Several smaller community clubhouses, parks and retail strips

These facilities will be delivered in phases. Today there are few schools, clinics or large supermarkets close by, so families should plan around nearby communities such as The Oasis, Dubai Investment Park and Dubai South in the early years.

Grand Polo Club & Resort is aimed mainly at families and long-term owner-occupiers who want a large villa or townhouse. Its neighbours include The Oasis by Emaar and The Heights Country Club, and it lies close to Dubai South and Expo City Dubai.

Because the whole community is under construction, the neighbourhood feel will build up gradually from 2029 as each cluster is handed over.

The community is served by Expo Road (E77) and Emirates Road (E611). Approximate drive times from published guides are:

• Expo City Dubai: 10–15 minutes

• Al Maktoum International Airport (DWC): about 10–20 minutes

• Dubai Marina: about 25–40 minutes

• Downtown Dubai: about 35–45 minutes

There is no metro inside the community. The nearest station is on the Route 2020 line at Expo City, so most residents will rely on a car.

Sizes come from published launch details and vary by phase, so always check the floor plan of the specific unit.

Reported launch prices started from about AED 3.6 million for three-bedroom townhouses in Equiterra and about AED 5.7 million for Selvara villas, with larger Chevalia villas from around AED 7.3 million. Several early phases sold out at launch, so many buyers now purchase through the resale market.

Most phases used a 10/70/20 payment plan: 10% on booking, 70% during construction and 20% on handover. There is no rental market yet because no homes have been delivered, so treat any projected yield as an estimate.

The appeal rests on Emaar's name, a distinctive equestrian concept and the area's position in the growth corridor around Expo City and Al Maktoum International Airport. Large villas with private outdoor space remain in demand among Dubai families.
