ABOUT

Yas Canal Guide

Yas Canal is a residential project of 1,146 villas at Al Raha Beach in Abu Dhabi, approved in March 2024 by Sheikh Khaled bin Mohamed bin Zayed, Crown Prince of Abu Dhabi. Valued at about AED 3.5 billion, it covers 1.8 sq km near Yas Island.

The project is built specifically for UAE Nationals, who can buy using housing loans from the Abu Dhabi Housing Authority. Completion is expected in the last quarter of 2027. Expatriate buyers looking at the same part of Abu Dhabi should consider the freehold communities on Yas Island instead.

USEFUL INFORMATION

Things You Should Know

Yas Canal is a public-private housing project in Al Raha Beach, Abu Dhabi. The Abu Dhabi Housing Authority oversees it together with the Abu Dhabi Projects and Infrastructure Centre, while ICT Real Estate Development Company leads design, construction and infrastructure.

The plan covers 1.8 sq km with 1,146 villas, three mosques, a school, a gym and shops. Completion is scheduled for Q4 2027.

Yas Canal is designed as a family neighbourhood of large detached villas on generous plots, with community facilities within walking distance. It is a residential setting rather than a leisure destination.

Residents will be close to the theme parks, Yas Mall, golf and dining on Yas Island and the waterfront at Al Raha Beach.

The approved plan includes:

  • Three mosques

  • A school

  • A gym

  • Shops and community facilities

Official announcements describe these amenities across about 10,000 sq m. Wider retail, healthcare and entertainment are available on Yas Island and in Al Raha nearby.

Yas Canal is reserved for Emirati families. Villas are sold to UAE Nationals in partnership with the Abu Dhabi Housing Authority, with buyers using housing loans from the Authority.

The project offers a range of architectural styles, so streets will not look uniform.

Al Raha Beach sits beside the Abu Dhabi–Dubai highway (E10/E11), between Yas Island and the city. Approximate drive times are:

  • Yas Island and Yas Mall: about 5 to 10 minutes

  • Zayed International Airport: about 10 to 15 minutes

  • Abu Dhabi city centre: about 25 minutes

  • Dubai: about an hour or more, depending on destination

Times depend on the final road layout and traffic.
